Rosetta Hotel Perugia, over.design signs a contemporary rebirth

-

The official opening of the Rosetta Hotel Perugia, which became a new destination within the prestigious Tapestry Collection by Hilton, took place on November 12, 2025. Housed in a Renaissance palace in the historic heart of the city, the hotel is the result of a meticulous restoration and a refined contemporary reinterpretation designed by ovre.design. The property, originally established in 1922, had been managed since 2015 and was acquired in 2021 by the entrepreneurial group Fittuccia-Mencarelli.

ovre.design aimed to redefine local hospitality through an urban narrative hotel, a place where history, design, and hospitality merge into unique visual and sensory storytelling. The concept was like a “cool grandma”— an elderly lady who refreshes her makeup — enhancing the historical identity with a new contemporary language.

The design studio developed the creative strategy and designed all the hotel interiors, with the goal of giving life to an authentic expression of Umbrian culture, drawing inspiration from Renaissance paintings and decorative patterns that, starting from a tile of Perugia Cathedral, become key aesthetic elements.

The common areas are conceived as the rooms of a historic residence, welcoming and enveloped by the colors of local art. These spaces host experiences related to chocolate, cashmere, and ceramics, allowing guests to immerse themselves in local culture and craftsmanship. Among the distinctive spaces is the Casa Vannucci restaurant, which is distinguished by vaulted ceilings enhanced by lighting and colors, and enriched by Fornasetti wallpapers. The Cloud space symbolically brings the sky inside the palace, featuring a bar counter conceived as a true cloud suspended in space, inviting both Perugians and tourists to meet. The beating heart of the evening experience is the jazz club, designed as an American-style Prohibition-era speakeasy, yet deeply rooted in the authentic local mood. It is accessed through a hidden corridor behind the reception.

The 70 guestrooms welcome visitors into an atmosphere with a distinctive, elegant, and carefully curated character. An iconic detail is a wooden reproduction of the Cathedral tile accompanied by welcome chocolates. On the headboards, designed by ovre.design and handcrafted by the skilled Vitaloni carpentry workshop alongside all bespoke furniture, the phrase stands out: “Heritage is the root of the future”.

A crucial aspect of the project is sustainability: Rosetta Hotel officially received the prestigious GBC Historic Building (GBC HB) Gold certification. Key implemented measures include the optimization of heating and air-conditioning systems, high-efficiency LED lighting to reduce energy consumption, and the purchase of 100% renewable energy. The hotel is the first in Umbria and the second in Italy to receive this prestigious certification, establishing itself as a virtuous example of sustainable hospitality.
